Project Overview

The Swiss Budget Hotel Balogun is one of the most complex adaptive-reuse construction projects undertaken by Envostructs — the full structural transformation of an existing multi-storey office complex into a modern hotel. Balogun, the commercial heart of Lagos Island and one of Nigeria's busiest trading districts, demanded engineering precision and logistics excellence within a constrained, densely populated environment. Envostructs handled all structural works: building re-configuration, slab strengthening, new MEP installations, and compliance upgrades to hospitality and fire safety standards. The completed hotel serves business travellers and commercial visitors to the Balogun–Idumota corridor, responding to significant accommodation demand in Lagos Island's commercial core.

Challenges & Solutions

Challenges

  • Structural adaptation of an existing office frame to meet hospitality load requirements and hotel room layouts
  • Working in the extremely dense Balogun market district with severely constrained site access and pedestrian traffic
  • Full MEP upgrade from office-standard to hotel-grade systems — water supply, sewage risers, and HVAC on every floor
  • Change-of-use compliance — fire safety, emergency egress, and building code requirements for a hotel conversion

Our Solutions

  • Detailed structural assessment, slab and column strengthening works to accommodate hotel partitioning and fixture loading
  • Phased construction with restricted working hours and night-time delivery windows to minimize disruption to Balogun commerce
  • Full MEP systems redesign and installation — dedicated risers, electrical circuits, and HVAC for each floor
  • Fire protection upgrade: sprinkler systems, fire doors, emergency lighting, and escape route reconfiguration throughout

Key Features

Full adaptive reuse — multi-storey office complex to hotel
100+ guest rooms with modern amenities and en-suite bathrooms
Ground-floor reception, lobby, and business lounge
Hotel-grade MEP throughout — HVAC, water, electrical
Fire safety compliance — sprinklers, emergency exits, detection systems
Hotel services infrastructure — laundry, housekeeping, kitchen facilities
Exterior refurbishment and hotel brand signage
Rooftop facilities and utility plant room
